About Qb Studios
Qb Studios is a premium provider of curated, flexible workspaces across New Zealand. Our spaces are design-led, community-focused and operationally excellent. We create environments where businesses can do their best work.
The Role
We’re looking for a highly organised, hands-on operator to look after the day-to-day running, presentation and maintenance of our Auckland studios. This is a practical role with real autonomy.
Your focus is keeping the spaces running beautifully , and being a calm, capable point of contact for members and contractors. Because we’re a small team, you’ll also occasionally support tours and member experience when needed.
This role reports to the General Manager.
What you’ll be doing
Facilities & Operations (Primary)
- Own the day-to-day condition, presentation and functionality of all Auckland sites (with GM support).
- Keep spaces consistently at a high standard: cleanliness, furniture, lighting, kitchens, artwork, scent and overall ambience.
- Proactively spot issues (wear and tear, maintenance, operational risks) and resolve quickly.
- Coordinate contractors and suppliers (cleaners, trades, security, building management).
- Handle minor fixes where appropriate.
- Maintain stock of consumables and supplies across sites.
- Ensure core building systems are functioning (access control, alarms, HVAC, lighting, internet).
- Maintain simple checklists, preventative maintenance schedules, and facilities records (warranties, manuals, supplier details).
- Support H&S basics: contractor inductions, incident reporting, tidy documentation.
Member Experience & Team Support (Secondary) - Be the friendly, capable first point of contact for facilities issues and day-to-day questions.
- Communicate clearly with members when something is being fixed or improved.
Work closely with the GM and team to keep operations smooth across the week.
Supporting Occupancy
- Help with walk-throughs/tours when required and represent Qb warmly and professionally.
- Notice opportunities (a team growing, a space becoming available) and pass insights to the GM.
People & Communication
- Be a friendly, professional point of contact for members day-to-day, especially around facilities requests and onsite issues.
- Communicate clearly about what’s happening, when it will be resolved, and what members can expect.
- Handle issues with tact and calm, and know when to escalate to the GM.

- Confident dealing with contractors and following up to get things done.
